What incentives are you looking for	Min of $ 500 down with reduced lot rent for the first six months to a year or better no lot rent.  I am only interested in financing the loan not being involoved in the mechanics of the deal.
Describe your ideal scenario with a park owner as a partner	I would be investing from my self directed IRA.  Therefore, I can have no direct management of the park or home.  I need to allow my IRA to grow to cover any expenses on the mobile.  My concern is not having enough to cover any repair costs that would have to come from my IRA after purchase.  My Roth only has $ 5 K in it and this is my greatest concern.  I have more in my Traditional.  I would like to be the bank, not the manager.  I think it would be best if I did not have to pay any lot rents only finance the mobile.  Age does not concern me as long as the manager will assure me it is sellable.  I want to see pictures inside and out.
